Water Wells - All you need to know

Water is the lifeblood of any rural property. Whether you are buying your dream home in the Kootenays, selling a rural acreage, or you are an agent helping a client navigate the process, understanding water wells is absolutely critical.

Unlike the city, where you just turn on the tap, rural water requires a bit more "know-how." Here is your guide to navigating water wells in Nelson and the surrounding areas.

1. The Magic Number: Quantity Matters

The first question lenders and insurers will ask is: "How much water does it produce?"For a standard dwelling, the benchmark is at least 3 GPM (Gallons Per Minute). This is generally considered sufficient for a modern household’s daily needs.

How do you find out?The Province of BC maintains a database of registered wells. You can search for a property’s well record here: BC GWELLS Search

Buyer Tip: Don't panic if you search the address and nothing comes up. Many older wells in BC are not registered. This doesn't mean the well is illegal; it just means the record wasn't digitized or submitted at the time of drilling.

  • The Workaround: If the subject property isn't listed, look up the neighbouring properties on the GWELLS map. This gives us a strong estimate of the likely depth and yield of the aquifer in that specific area.

2. Drilling a New Well: The Costs

If you are looking at raw land or need to replace a well, you need to budget accordingly. Drilling is an investment.

  • Estimated Cost: You are looking at upwards of $50 per foot for drilling.
  • Depth: Wells in our area can range significantly in depth, so check those neighbours' well logs to get an idea of how deep you might need to go.

3. Quality Control: Testing the Water

Quantity is only half the battle; you also need quality. "Potable" water means it is safe to drink, free of harmful bacteria like E. coli or coliforms.

Logistics for Nelson Locals: You don't need to drive all the way to Slocan Park. You can pick up sample bottles and drop off your water samples at the RDCK office in Nelson.

  • Drop-off Day: Monday or Tuesday (Plan your testing schedule around this!)
  • Turnaround: You typically get results within a couple of days.

4. The Inspection: Professional Confirmation

If there is an existing well or gravity-fed system, recommend a Water Well/Pump Inspection. A standard home inspector checks the house, but they rarely check the pump down the hole. A specialized inspection can tell you the health of the pump, pressure tank, and electrical components.

Scott’s Pro-Tips for Buyers

The "Low Yield" Workaround (Cisterns) What if a well only produces 1 or 2 GPM? Is the deal dead? Not necessarily.In the West Kootenays, we often use cisterns (large holding tanks) to solve this. A slow well can trickle water into a 2,000-gallon cistern 24 hours a day. When you shower, the pressure pump draws from the cistern, not the well, giving you great pressure and volume on demand.

  • Note: Ensure the cistern is properly installed and protected from freezing!

Financing & MortgagesIf you are financing a rural purchase, your lender will almost certainly require a Water Potability Certificate (0 Total Coliforms, 0 E. Coli) and confirmation of the 3 GPM flow rate.

  • Agent Tip: Get these tests done early in the subject removal period to avoid last-minute scrambling with the lender.

Visual Checks (The "Eye Test")When walking a property, look at the well head (the pipe sticking out of the ground).

  • It should stick up at least 12 inches above the ground.
  • It should have a secure, vermin-proof cap (no cracks!).
  • The ground should slope away from the well to prevent surface runoff from contaminating your water source.
  • Interior health requires at a well to be at least 100' from any septic field
